A home inspection provides a detailed look at all major systems and components, including the foundation, structure, roof, electrical, plumbing, HVAC, windows, doors, and insulation. The goal is to identify significant issues that could impact the home’s safety, value, or financing — helping you clearly understand its overall condition.


Most home inspections take about 2 to 4 hours, depending on the size, age, and complexity of the property. Larger or older homes may require a bit more time to carefully inspect all systems and features.


Yes — we highly recommend being present during your inspection. It’s a great opportunity to walk through the home with the inspector, see systems up close, and ask questions about any findings or maintenance tips. Attending helps you better understand your potential home and feel confident about your investment.


You’ll receive a thorough digital report with clear descriptions and photos of all observations. It highlights any significant issues and provides practical recommendations. The report also includes a complete home maintenance guide with seasonal tips and repair guidance.

A home inspection reflects the condition of the property at the time of the visit. While we conduct a thorough evaluation, we cannot predict future problems or guarantee that components won’t fail later. Routine maintenance and regular upkeep can help minimize potential issues down the road.


How to Prepare for A Home Inspection

We love pets, but to ensure we can evaluate every area thoroughly, please keep them in a non-essential area or have them off-site during the inspection. Avoid confining pets in any room, yard, basement, garage, or other area that we may need to access, as this can limit our ability to perform a full evaluation.


Please make sure we have full access to all major systems. Clear three to four feet of space around the furnace, electrical panels, and water heater so they can safely stand and kneel while working. Keep all utilities—water, electric, gas, and connected appliances—turned on, as the inspection cannot be completed otherwise. Also ensure all pilot lights are already lit, since we cannot ignite them for safety and liability reasons.


Please leave any necessary keys or garage door openers in a clearly marked, easy-to-find spot along with any special instructions. Make sure we can easily reach the basement, crawl space, attic, and other access points by clearing pathways and unbolting doors. If these areas are used for storage, move items at least two feet away from the walls, and consider removing cobwebs or checking for signs of pests beforehand.


Make sure the area around your home’s foundation is clear so we can check for any damage. Remove leaves, brush, snow, or other obstacles like garbage cans along the perimeter. If tree branches touch the siding or roof, trim them back beforehand, as they will be noted in the report.
